Coordinated services, not just drawn services

MEP drawings are only as useful as their coordination with everything else in the building. Ductwork that fits on its own sheet and clashes with structure on site has cost more than it saved. We draft with the ceiling void treated as the shared, contested space it actually is.

That means establishing realistic void depths with the engineers rather than assuming them, sequencing the systems sensibly, and resolving penetrations through structure and rated construction early, when they are still a drawing decision rather than a site problem.

Access is part of the design

Every valve, damper and piece of equipment above a ceiling needs to be reachable. Deciding access late produces panels in visually awkward places, so we raise it while the ceiling design is still open. The same applies to maintenance clearances, which a model reports as fine even when a technician could never reach the equipment.
